Getting Started
Everything you need before you can do anything else: log in, find your way around the dashboard, and understand the five concepts that every other page assumes you already know.
In this section
- Overview (this page) — what the platform is, who it's for, what it does
- Login — how to sign in (password + OAuth), what to do if you can't
- Dashboard — the Pulse home screen, what every card means
- Concepts — tenant, property, reservation, task, teammate
Overview
FlatsBratislava is a short-term-rental operations platform. It sits between your booking channels (Hospitable, Airbnb, Booking.com, direct) and your day-to-day operations (cleaning, check-in, guest messaging, payouts).
Think of it as the brain that:
- Receives reservations from booking channels via webhooks.
- Generates tasks automatically for each reservation — generate access code, schedule cleaning, send check-in instructions, send pre-checkout reminder, request review.
- Routes those tasks to the right teammate (you, a host, a cleaner) over WhatsApp with interactive buttons.
- Auto-resolves tasks whose conditions are met — e.g. the access code was generated, the cleaner photoed the bedroom, the guest replied to the pre-checkout message.
- Reports the result — revenue per property, payouts owed to owners, message volume, cleaner KPIs.
What you do, what the system does
| You do | System does |
|---|---|
| Onboard a property once (photos, address, prices, check-in window, Nuki lock IDs) | Generates a per-reservation guidebook PDF on every booking |
| Approve a cleaner or host as a teammate | Generates a per-teammate Nuki PIN that expires when the role ends |
| Write a task template once (e.g. "Send Check-in 24h before arrival") | Fires that template for every future reservation, in the right language |
| Reply to a guest's WhatsApp once | Asks the AI to suggest the next reply in the guest's language, drawing from your FAQ |
| Mark a payout as paid in the report | Records it; subtracts from the owner's "owed" balance going forward |
The Pulse mental model
Most operators live in one screen: Pulse. It surfaces:
- Today's check-ins and check-outs
- Tasks awaiting your action
- Tasks auto-firing in the next few hours (so you can intervene before the system does)
- Recent guest messages where AI hasn't yet been able to reply
If you only ever look at one URL, look at /pulse. Every other section of this manual exists to explain a card or button you'll find there.
Multi-tenant note
The platform is a multi-tenant SaaS. FlatsBratislava is the first tenant; others will onboard. As an operator inside a tenant you only ever see your own tenant's data. As an admin spanning multiple tenants, you switch context via the tenant picker (top-right of the header).
Next steps
Once you're logged in and have looked at the dashboard, the most common starting points are:
- Onboarding a new property → Properties → Configuration
- Receiving your first booking → Reservations → Reservation List
- Setting up an automated check-in flow → Task Templates → Editor
- Adding your cleaning team → Team & Access → Teammates
